Electrical Safety Certificates for Landlords

An Electrical Installation Condition Report, commonly called an EICR or electrical safety certificate, assesses the condition and safety of the fixed electrical installation in a property.

Landlords in England must arrange for the electrical installation in their rented properties to be inspected and tested by a qualified person at least every five years, or sooner when the previous report recommends an earlier inspection.

After the inspection, the landlord receives a report showing whether the electrical installation is satisfactory and identifying any issues that require attention.

What Does an EICR Inspection Include?

The inspection covers the fixed electrical parts of the property. Depending on the installation, this may include:
